I grew up in a small town in the 80s and 90s. The town was about 50/50 black/white, and we mostly all got along. But there was this group of black thugs who gave me a hard time in middle school because I was overweight. I never forgot about it.

Eventually, I moved to a much larger city, went to college, and got a wonderful job. I’ve paid off all of my student loans and most of my mortgage already, and I have plenty of income to spare on investments.

I’ve started investing in rental properties in my hometown. My sister, who still lives there, manages them for me. Most of them are mobile homes or small houses, none of which cost more than $50,000. I own six of them already, and am currently using the income from renting those to save up for a seventh property.

And I am intentionally targeting the properties that those thugs from middle school are renting. It’s easy to look up their names, see if they still live in my hometown, get their addresses, and find out if they are renting. Most of them are. Then it’s just a matter of contacting their landlord and making them an offer on the property.

Of course, they all have families now and don’t remember me at all. But it is SO satisfying to me to raise their rents the first chance I get (once their lease is up).
